Residential rehab program approved for Macomb’s TIF districts

The owners of some single-family homes in Macomb’s Downtown/East Side and West Side Tax Increment Financing districts can get help from the city to pay for certain repairs.

The city council has authorized a Residential Rehabilitation Program for the current fiscal year. The city will begin accepting applications on Aug. 4.

Community Development Director Miranda Lambert said the work must be done to the exteriors of single-family homes and be visible from the street.

“They’ll be able to make those street-facing repairs, which will not only add value to their own property, but then it impacts the value of the community as a whole because people are making those repairs to their homes and beautifying that street as a whole,” she said.

The work could include replacing doors, windows, or siding. Roof and foundation repairs also qualify.

Properties with an Equalized Assessed Value of $100,000 or more are not eligible for this program.

The city will reimburse homeowners up to $5,000. The funding comes from money generated in the TIF districts.

The program will continue until the funding runs out. The city has allocated $50,000 for the west side TIF district and $100,000 for the east side TIF district, which Lambert said has more single-family homes.

Projects will be awarded on a first-come, first-served basis. Property owners will need to obtain at least two quotes from contractors.

The city will hold an open house at 5:30 p.m. on Tuesday, July 22 in the Community Room at Macomb City Hall to walk through the program with residents.

Lambert said there will be a Zoom option available for those who are interested but cannot attend in person, and the open house will be recorded and posted to the city’s website.

The city council also agreed to authorize a Downtown Façade Renovation Program for the current fiscal year. The application period for it also opens on Aug. 4.
